Sprinkler winterization for Manahawkin, Stafford Township, and Long Beach Island: Coastal Mist Irrigation closes irrigation systems on both sides of the Causeway each fall, from year-round homes in Ocean Acres to seasonal houses in Beach Haven and Barnegat Light. Every zone is blown out with a commercial compressor, the backflow preventer is drained, and the controller is shut down for winter. Call or text 609-548-5187 to schedule.
On the mainland, winterization is an appointment. On the island, it is part of closing the house. Most LBI owners are gone by Columbus Day, the water to the house is often shut off for the winter, and nobody is on site when the first freeze arrives. That changes how we schedule and how we work.
See the full process on our winterization and blow-out service page.
Island lots are small, pipe is shallow in pure sand, and everything metal lives in salt air. Backflow preventers and wire splices corrode faster here than anywhere else we work. Wind across the island also strips heat from exposed brass quickly, so an above-ground backflow is at risk on the first properly cold night.
The lagoon streets in Manahawkin sit just above the water table. Low spots in the pipe refill after the first pass, which is why every zone gets more than one cycle.
West of Route 9 the lots are wooded and cooler at night, with no bay to hold the heat. These systems should be done earlier in the window than the waterfront ones.
The window runs from about October 15 to November 15. Island homes that are closing for the season can be done any time after the last watering, including late September or early October. For year-round mainland homes, late October is ideal. Book-by dates are in our 2026 winterization schedule.
Most residential systems run $85 to $150: about $85 to $110 for 4 to 5 zones, $110 to $135 for 6 to 8 zones, and $135 to $165 for 9 to 12 zones. See the winterization cost guide. Owners who want spring opening handled too should look at our annual service plans.
The house water gets shut off for winter. Does the irrigation still need a blowout?
Yes. Shutting the supply off stops water coming in. It does not remove what is already in the pipes, valves, heads, and backflow.
Can you coordinate with my property manager?
Yes. Give us their contact details when you book and we will arrange access and send them the confirmation.
What about spring?
We reopen systems before Memorial Day. See seasonal turn-ons and startups.
We provide year-round irrigation service in Manahawkin, Stafford Township, and on Long Beach Island, along with Barnegat, Waretown, and Little Egg Harbor. Full list on our service areas page.
