Why Commercial Winterization Is Not a Bigger Residential Job

A house has one controller, one backflow preventer, and a handful of zones. A community or commercial site can have a dozen controllers, several points of connection, master valves, pump stations, and a hundred or more zones spread across common areas, entrances, medians, and buildings. The failure points multiply, and a zone that gets skipped is not discovered until it floods a parking lot in April.

What that means in practice:

  • Every controller is mapped. We work from a zone list, not from memory, and check off each zone as it is cleared.
  • Larger pipe needs more air. Two-inch mainlines and long lateral runs hold far more water than residential pipe. We size the compressor to the system and cycle each zone until it runs dry.
  • Backflow preventers get individual attention. Commercial backflow assemblies are larger, more exposed, and far more expensive to replace than residential ones. Each one is drained and left open.
  • Pump stations and master valves are shut down in order. Booster pumps, well pumps, and filters are drained so no housing is left holding water.

Scheduling for Communities

Boards and property managers plan months ahead, so we do too. Most of our commercial and HOA work is booked in September for dates between mid-October and mid-November. Larger sites are done over consecutive days, section by section, so residents see the crew once and not on and off for weeks. If individual homeowners in the community are responsible for their own systems, we can offer a community day so everyone is done in one pass.

Timing

The Jersey Shore window runs from about October 15 to November 15. Commercial sites should sit at the front of it. They take longer, weather delays push everything back, and exposed backflow assemblies at entrances and medians are the first things to freeze. See our 2026 winterization schedule.

Pricing

Commercial and HOA winterization is quoted per property, based on the number of controllers and zones, pipe size, backflow assemblies, and whether pumps are involved. There is no charge for the site walk. Multi-year and seasonal agreements that cover spring startup, mid-season inspections, and winterization are available, and most communities choose that route.
