Smart irrigation controllers have been around long enough now that we’ve seen how they actually perform in real South Jersey conditions โ not just in lab tests or manufacturer claims. Our honest take: for most NJ homeowners, yes, they’re worth it. But not for the reason most people expect. Here’s what you actually get, what you don’t, and whether it makes sense for your property.
What a Smart Irrigation Controller Actually Does
A standard irrigation timer runs on a fixed schedule โ Monday, Wednesday, Friday at 5am, every zone for X minutes, rain or shine. A smart controller does the same thing but with one critical difference: it connects to local weather data and automatically skips or adjusts watering when conditions don’t require it.
Specifically, most smart controllers (Rachio 3, Hunter Hydrawise, Rain Bird ST8I) use a combination of:
- Local weather station data โ Current temperature, humidity, wind, and rainfall from nearby weather stations
- Evapotranspiration (ET) calculations โ A formula that estimates how much water the soil has lost based on weather conditions
- Soil and plant type settings โ You tell it you have sandy soil and cool-season grass; it adjusts run times accordingly
- Rain skip โ If it rained 0.5″ yesterday, the controller skips today’s scheduled run automatically
Real Water Savings in South Jersey
In New Jersey’s climate โ wet springs, hot dry summers, variable fall โ smart controllers perform exceptionally well. Here’s why:
NJ gets about 45โ47 inches of rain per year, but it’s distributed unevenly. We often get heavy rain in May and June, then dry stretches in July and August, then rain again in September. A dumb timer runs the same schedule through all of it. A smart controller responds to what’s actually happening.
Typical water savings in South Jersey: 20โ40% compared to a standard timer, based on our customers’ water bill comparisons over multiple seasons. On a system that was running $80โ$120/month in summer water costs, that’s $20โ$48 per month โ which pays for a Rachio 3 ($230) in less than two seasons.
The Rachio 3 vs. Hunter Hydrawise: Which Is Better for NJ?
These are the two controllers we install most frequently. Both are excellent. Here’s how they compare:
| Rachio 3 | Hunter Hydrawise | |
|---|---|---|
| Price (8-zone) | ~$230 | ~$180โ$220 |
| App quality | Excellent โ very intuitive | Good โ more technical |
| Weather intelligence | Very good (uses WUnderground network) | Excellent (uses multiple sources) |
| Contractor features | Good | Excellent โ preferred by pros |
| Best for | DIY-friendly homeowners | Complex systems, commercial |
| Installation difficulty | Easy | Moderate |
For most residential South Jersey properties, the Rachio 3 is our first recommendation because the app experience is better and homeowners actually use it. A great controller that sits on “auto” and never gets adjusted isn’t getting full value.
When a Smart Controller Is NOT Worth It
Be honest about these situations before spending $200+:
- Your system has bigger problems โ If you have broken heads, a leaking valve, or poor coverage, fix those first. A smart controller on a broken system saves less water than a dumb timer on a working system.
- You already have a rain sensor and use it โ A functioning rain sensor on a standard timer captures most of the low-hanging fruit (skipping runs after rain). The incremental gain from a smart controller over a timer-plus-rain-sensor is smaller.
- Your water costs are minimal โ If your system is fed by a private well with no usage cost, the financial payback period is much longer.
- You’re selling the house soon โ Smart controllers are a nice feature to mention, but don’t count on recovering the full cost in resale value.
