Both boroughs were built under a mature tree canopy. Shade changes how much water grass needs, and a zone that mixes full sun with deep shade will always leave one of them wrong. We zone sunny and shaded areas separately wherever the layout allows. Tree roots also lift and pinch pipe over time, which is behind many of the low-pressure calls we get here.
The ground is fast-draining sand, made more acidic by decades of pine needles and oak leaves. Water runs through it quickly. Lots in both towns are modest, and houses sit close to the street and to each other. Spray that lands on the road, the driveway, or the neighbor’s fence is wasted water. We use nozzles matched to the actual dimensions of each area so the water stays on the grass.
Homes along Riverside Drive and the bluff above the Toms River get wind and salt spray off the water. Metal parts corrode faster there, and exposed backflow preventers lose heat quickly on cold nights.
