The frustrating part: brown patches can come from too much water, too little water, or uneven coverage — and the fix is completely different for each. Here’s how to diagnose what’s actually going on with your irrigation system.
Is It Really an Irrigation Problem?
Before blaming the sprinkler system, rule out these other common South Jersey lawn issues:
- Grub damage — Brown patches that feel spongy and pull up like carpet are usually grubs eating the root system. Irrigation won’t fix this; you need grub treatment.
- Fungal disease — Dollar spot, brown patch fungus, and red thread are all common in humid NJ summers. Water at night = higher fungal risk. Patches are often circular.
- Dog spots — Small, round, dark-edged brown spots with a green outer ring are almost always urine burn, not irrigation issues.
- Shade stress — Turf under heavy tree canopy often thins out regardless of water. Consider shade-tolerant ground cover in those areas.
If none of the above match your situation, your irrigation system is likely the culprit. Here’s how to figure out which issue you have.
Cause #1: A Clogged or Broken Sprinkler Head
This is the most common irrigation-related cause of brown patches in South Jersey. A single broken, tilted, or clogged head creates a dry zone that dries out within 2–3 days in summer heat.
How to spot it: Run the affected zone manually and walk the area. Look for heads that aren’t popping up, rotating incorrectly, spraying in the wrong direction, or producing a thin, weak stream instead of a full arc.
Fix: A single head replacement costs $15–$40 for parts; labor is typically $45–$75 per service call if we handle it. Many homeowners replace individual heads themselves — the heads unscrew from the body and are sold at any irrigation supply house.
Cause #2: A Zone That’s Not Running
If an entire zone is dead, you’ll see a large, oddly-shaped brown area that corresponds exactly to one irrigation zone’s coverage area. The zone may have a failed solenoid valve, a wiring break, or a programming error on the controller.
How to spot it: Manually activate each zone from the controller. If a zone shows “active” on the controller but no heads come on anywhere, the valve has likely failed.
Fix: Solenoid replacement runs $60–$150 installed. Wiring repairs vary by location and severity — $100–$350 for most residential issues.
Cause #3: Insufficient Run Time for Sandy Soil
In Ocean County, Burlington County, and Atlantic County — all sandy soil territory — many homeowners are running their zones long enough to look like watering is happening, but the water is draining past the root zone before it can be absorbed.
The result: the lawn appears watered, but the top 4–6 inches of soil is actually dry by the next evening. Brown patches appear within 3–4 days of the last watering cycle.
Fix: Switch to cycle-and-soak programming. Instead of running each zone once for 20 minutes, run each zone for 8 minutes, then repeat the cycle. This gives water time to absorb before the next pass, keeping moisture in the root zone.
Cause #4: Head-to-Head Coverage Gaps
If your system was designed with heads spaced too far apart, there will be dry zones between heads even when everything is “working.” This often shows up as a pattern of evenly-spaced brown patches that appear in the middle of the space between two heads.
Fix: Add heads to tighten spacing, or adjust existing heads’ arc and radius to cover the gaps. This is a design problem that sometimes requires a system re-evaluation.
Cause #5: Overwatering — Brown From Too Much Water
This surprises a lot of homeowners: too much water can also cause brown, dying turf. Saturated soil pushes air out of the root zone, essentially drowning the grass roots. Signs of overwatering:
- Lawn feels spongy or mushy underfoot
- Mushrooms appearing in turf areas
- Runoff pooling on hard surfaces after irrigation
- Algae or moss growing in low spots
- Brown patch fungal circles (overwatering promotes fungal growth)
Fix: Reduce zone run times and increase days between watering. For most South Jersey lawns in summer, 3 days per week with 10–15 minutes per zone is a good starting point. A smart controller (Rachio, Hunter Hydrawise) can automate adjustments based on actual rainfall and evapotranspiration.
