Small, older lots. Island Heights has many older homes on compact lots with mature trees, porches, and narrow side yards. Ocean Gate is full of small bungalow lots close together. These yards need precise head placement and short throws so water lands on grass, not siding or the neighbor’s car.
Water on three sides. Both towns sit where the Toms River meets Barnegat Bay. Salt air, wind off the water, and sandy soil mean shorter, more frequent watering cycles and heads aimed with the breeze in mind. Early freezes by the water. Exposed bayfront lots can freeze before inland towns. Book winterization early in the season.

Blowouts run from roughly mid-October to mid-November. Homes right on the water often freeze sooner, so earlier is better.
