Sprinkler Winterization in Jackson & Lakewood, NJ

Sprinkler winterization in Jackson and Lakewood: Coastal Mist Irrigation winterizes residential and community sprinkler systems across Jackson Township and Lakewood each fall. Every zone is blown out with a commercial compressor and cycled two to three times, the backflow preventer is drained, and the controller is set for winter. Call or text 609-548-5187 to schedule.

Two Towns, Two Kinds of Systems

Jackson and Lakewood share a border but not much else when it comes to irrigation. Knowing which kind of system you have changes how the winterization is done.

Jackson: wells, big lots, long runs

Much of Jackson sits on the edge of the Pine Barrens. Lots in Cassville, Whitesville, Van Hiseville, and Holmansville are large and wooded, and many irrigation systems there draw from a private well. A well-fed system has a pump, a pressure tank, and sometimes a filter that all hold water a standard blowout does not reach. Those need their own shutdown steps, which we cover in our guide to winterizing a well-fed irrigation system. Long lateral runs on acre-plus lots also mean more water to move, so plan on a longer appointment.

Lakewood: newer developments and shared systems

Lakewood has seen steady new construction, and a lot of the irrigation here is under ten years old, on municipal water, with an outdoor backflow preventer by the meter. Many adult communities and townhome developments have shared common-area systems on top of the individual homes. If you manage one of those, see our commercial and HOA winterization page, since multi-controller properties are scheduled differently.

What Is Included

  • Irrigation supply shut off at the main valve or well
  • Backflow preventer drained, test cocks left open at 45 degrees
  • Every zone blown out and cycled until the heads throw only mist
  • Pump, pressure tank, and filter drained on well-fed systems
  • Controller set to off or winter mode
  • A list of anything we see that should be repaired before spring

Details on the process are on our winterization and blow-out service page.

When to Book

Inland towns cool off faster at night than the shoreline does, because there is no bay to hold the heat. Jackson in particular sees frost earlier than Toms River or Brick. We recommend having systems in both towns done between October 15 and early November, and not leaving it to the back half of the window. Book-by dates are in our 2026 winterization schedule.

What It Costs

Residential winterization runs $85 to $150 for most homes: about $85 to $110 for 4 to 5 zones, $110 to $135 for 6 to 8 zones, and $135 to $165 for 9 to 12 zones. Larger Jackson properties with more than 12 zones are quoted individually. The winterization cost guide explains what moves the price. If you would like one plan that covers spring startup, a mid-season check, and the fall blowout, see our annual service plans.

Frequently Asked Questions

My landscaper turned the water off. Is that enough?
No. Shutting the supply stops new water coming in, but the pipes, valves, heads, and backflow are still full. The blowout is what removes it.

Does a new system still need winterizing?
Yes. New pipe cracks just as easily as old pipe when water freezes inside it, and freeze damage is not covered under an installation warranty.

How do I know if I am on a well?
If there is a pressure tank in the basement, garage, or a pump house and no irrigation line on your water bill, you are almost certainly on a well. Tell us when you book.
